Quick Fixes for Selling Your Home
Here are 10 quick fixes you can do with relatively little time and effort that will help sell your home. 1. Get boxes. Then go room by room and go through closets, dressers and cabinets. Anything that hasn't been used within two years and isn't being saved as an heirloom needs to be donated to a non-profit organization or sold at a garage sale. Items that are being saved but haven't been used in two years need to be put into long term storage. 2. Look closely at your decor. Pack up half of what is out, and rearrange the rest into more pleasing and visually calming groupings. Most (if not all) of your photos should be packed up. Potential buyers have a much more difficult time visualizing themselves in 'your' home. Keep it neutral, like a builder's model home. 3. Clean your baseboards, and then clean your carpets. This will freshen them both visually and will also improve the odor in your home. 4. Wipe down trim around doorways, stairway railings and walls with a slightly damp, color-fast cloth. You will be amazed at how dirty they are (and how little you've noticed). 5. Clean your windows. Nothing makes a home feel dingy quicker than dirty windows and glass. Especially on a sunny day. Make sure you wipe down all the sills and clean the screens, as well. 6. Clean your refrigerator, and also clean your garbage disposal, if you have one. Again, this will improve unpleasant odors. 7. Put out fresh flowers. Bunches of daisies and wildflowers are readily available at almost any grocery chain in the country. For less than $10 in flowers each week, you can fill a half-dozen thrift store vases and brighten up different areas of your home. Hallway tables, kitchen islands, bathroom counters and coffee tables are ideal spots. 8. Edge your sidewalks and sweep off driveways, sidewalks and front porches. Needless to say, the first impression of your home needs to be a good one. 9. Get into the habit of vacuuming your home, keeping dishes washed and wiping down counters and sinks daily. You never know when THE buyer will show up. And these days sellers cannot be picky about showing times, or afford to turn down showings because they haven't cleaned. With an hour notice your home should be ready to show - at all times. 10. If you have pets, try your best to make arrangements for them to be elsewhere. If this is not possible (and they cannot be secured in your garage or a separate room) be fastidious about keeping food dishes and litter boxes clean. If you have a dog, a trip to the groomer will do wonders for shedding and odor control. With any luck your home will be in good shape and be quite appealing to your potential buyers. The above items will definitely prove their worth, but if your home sits for an extended period of time (more than 3-5 months) it might be time to think about more expensive fixes, and bringing in a Stager or Decorator might be worth the investment.
